Second offer on house

Hi,

My partner and I have found a house we would like to buy. It's currently on the market for £175k, having been dropped from £180k a few months ago. It has been up for sale for 9 months.

We have a figure in mind that we don't want to go over - £172k. Our opening offer of £167,500 was rejected as we expected. Today we made an offer of £170k and told the estate agents this was as high as we could go.

They said the seller had two more viewings planned for this afternoon and that he was now looking at £172,500. The estate agents told us yesterday that the seller would probably accept £170k, hence our offer.

Are they just trying to call our bluff here and squeeze a bit more out of us? She said she would call back tomorrow after the viewings tonight but if she doesn't, do I call her and ask for an update on our £170k offer?

We can stretch to £172k as our ultimate final offer but obviously we want to keep that to ourselves for now.

    I would wait, or if you really want it up your offer.

    Do another viewing yourself tomorrow and have informal chat with vendor, they will find it harder to bluff...

    Estate agent didn't phone back, so going to call them on Monday if we don't hear from them before. Will offer £171,250 and say the extra £1,250 has had to be borrowed from a relative and say it's a "take it or leave it" offer.

    I wouldn't offer any more until you know if your 170k has been accepted,
    let them ring you , if you sound too keen the EA will play you, believe me,
    the ball is in their court , its up to them to let you know if its an acceptance or a decline
