  • Why not sell it as a holiday home. There Is a market for them if you google. It is another option for you.

    Wellknown, I do wish with hindsight we had gotten the photos taken before we moved out but too late for that, now. Carpet is in good nick but the walls are marked - stupid candles left residue on the wallpaper around some picture frames and we couldn't get it off. In terms of curb appeal, well, not sure there's a lot we can do about that either at this point. We live 10 hours drive away and work full time so not a lot of leeway to make many improvements. Thanks for your feedback, though, it's good to know how potential buyers might be thinking.

    Citric, I think yes you can get a lot more house up there for £40k more but jobs up there don't pay as well as down south so for many people £105k (if that!) is all they can stretch to.

    Carefully, we'd love to and are marketing it on another site as such but no one has "bitten" yet!

    I would focus on fixing what you can. Appreciate it's a 10 hour drive, but we're a similar distance away and I was commuting to our place once a week from Spain whilst it was being decorated/updated. Some more thought...

    An auction will be a waste of time/money if there isn't a market there and it's not positioned right.

    You need to generate some interest in the property, and the biggest let down is the photos, I'm afraid. That and the price. You need people through the door and the photos are not achieving that. It's not an unreasonable price for what it is, but doesn't match the appeal of the properties that have sold / are under offer - either in better (apparent) nick with furniture or £30-40k under what you're asking for.

    Some of that can be improved with a bit of cropping (that unfinished bit of kitchen for example where what looks like a washing machine or dryer is?) I still think the carpets don't look great in any of the photos - either the colour or the light is wrong. I'd consider replacing them all throughout with a uniform colour.

    Outside, picking a first shot which doesn't highlight all the weeds in the foreground would be good. You'll probably need to get the spade out - and make sure it's maintained through the Autumn if you do get viewings. Don't forget to clear the weeds around the garage too.

    The camera angles don't make the rooms look great in terms of size - especially the lounge and bathroom. Not helped by the lack of furniture in the lounge giving no sense of scale. Only one of the bedrooms is shown.

    A lick of paint on the rendering wouldn't go amiss - the front looks OK with the sun on it, but the back and underneath the windows looks weathered as happens in those kinds of locations. That said, the priority for me is the blockwork under the fences / etc. You can transform blockwork with some exterior paint.

    There must be a reasonable BTL market there - I guess the biggest employers are the NDA? What's the rental potential for the property? Advertising potential yield might be good.

    Advert needs to be more positive. 'Delightful rural property with uninterrupted panoramic views that's rarely available' or something like that.

    Overall, it's a good house for the money - I would get yourselves up there and put some time into some cheap / quick fixes and get some new photos taken.

    You're not suggesting it's been on the market for four months but not on Rightmove are you?!?
