What happens at the end of an Assured Shorthold Tenancy please?

    Now you could have simply said you are against if you are I'm still not sure, or asked politely why you weren't there, or given your opinion on the SoD.

    You did ask questions on the SoD, and yet it looks to me like you tried to make it appear on post #21 that you didn't, by leaving them out. Not that there is anything at all wrong in those questions (there were more than those two examples BTW), they were all good ones and contributed to an interesting and informative thread that explain the SoD well.

    So maybe next time you have a problem you should voice it politely first and save the accusations of selective reading till you have found out why a point was made. Hell, I may have just simply forgotten you.

    As for your views on the SoD, again nothing wrong with them either, we are all entitled to our views after all, but yours is a very mixed message as in explaining to the tenant what you are doing you invalidate the S21. My interest in your solution to this is genuine. It is also useful for peachespeaches and other tenants having to live with the SoD so that they know what to look out for and for any landlords who wish to operate the SoD so that they don't inadvertently invalidate the S21.

    Its a case of being wise after the event. Having found what we think might be the perfect house we didnt think to investigate the Estate Agent, except to say that we know one bad one around here that everyone avoids. If I go through this again, before I look at any houses, I think I might start with a list of Estate Agents phone numbers, ring round and find out what their terms are and then proceed from there.

    My son has done quite a few private lets as a student and after. He advised us to go through a private landlord as he has always avoided unnecessary fees like this, also he has never had a S21! He has been lucky with his landlords too. We needed to move fairly quickly as we are suffering anti social behaviour and harassment so I did what most people would do and picked up the weekly property paper. Its tempting as a tenant to go with the big name estate agents. One imagines they are reputable. Obviously it isnt always the case, but I decided I would feel a bit less nervous handing over a large deposit to an organisation who I know where their office is and would give me a proper receipt etc.

    Like anything in life there are bad ones and good ones I suppose.

    A little tip that may be useful. If there is any paperwork you want a copy of, like pages you've signed, (the agent may want to take it away and give you a copy later but they sometimes forget) then a digital camera takes pretty good picture of a page of A4. This at least gives you a temporary copy. Sounds obvious I know but it took me a while to start using it. Another tip, when signing you normally put your name and the date but you could put the time too. That way there is proof what order things are signed in. If you get the choice, sign the S21 before the tenancy agreement and the time will show the S21 was served before the tenancy agreement was signed. It's not foolproof but it is evidence in your favour and obviously only put the time in if the order is in your favour.
