Found a property but house report states lots of 3's . Now as we have not bought for donkeys i am not really sure of the 3's. Friends think the damp may be caused by some flat roofs and just a general lack of care of the property, but I worry that their is more.
Any help appreciated on siphoning the report .
Dampness,rot & infestation 3 : Dampness noted to wall linings and springy flooring noted.
chimney stacks 2: weathering to the chimney stacks.
roofing including roof space 2 : The flat roof decks are dated and now require attention.Weathering and moss
growth noted to pitched roof tiles
Gargage 3 : The garage is in extremely poor condition and now requires a full upgrade with
dampness noted and the roof is defective
floors including sub floors 2: Springy and defective flooring noted
Electricity 3: electrical wiring is defective
Main walls 3 : Defective rendering noted.
We would also point out that the wall construction to the extension does not
appear to comply with current regulations and is in poor condition,
Rainwater fittings are defective.
Good it sounds terrible when written down , I would assume as it says dampness and not rising damp, then they are not saying it is rising damp.

Are you buying in Scotland, and this is a Home Report?
If so, you can either use these faults to negotiate the price down, or look for another house with all 1s and 2s.
Sounds like you shouldn't touch it with a 10 foot pole.0 -
You could get an electrician round to comment on the electrics

If it is a Scottish home report? then it is just a basic report pretty worthless! To buyer. Only gives a small indication of property condition. But usually asking price/ offers over is determined on it!!
If price is right? and you are keen? get a proper survey done Cost£ and bid accordingly:)

That statement is so lacking in detail that it is worthless. Homebuyer's reports aren't worth the paper they are printed on. Who did it? Was it the result of the Valuation Survey done for your mortgage provider? Those are only for said provider to determine whether or not there is a serious risk in lending the money or not. If you are concerned get a proper report done.

This item suggests that a damp report should be carried out, or already has been carried out. Your solicitor should be able to get hold of this if it exists or advise how it can be arranged if it does not. The one I received today for the property I am interested in pinpoints general damp, rising damp and infestation as problems. It then details what steps should be carried out to fix each issue along with a quote for actually having them fixed. This can then be taken into account when deciding whether to place an offer or how much to offer.0 -
