New home - not NHBC insured

I'm looking to buy a new property being built by a small but nationwide builder.
One of the things that I've got on my list of "must haves" is that the property has an NHBC warranty - this was advised by a friend who's family are home builders.
Unfortunately, the houses in the development we like are not covered by a NHBC warranty but something called CheckMate Castle 10.
Not much seems to be known about this company and my friend advised against proceeding but I though I'd ask if anyone else had heard of them or has a property that is covered by their warranty rather than the NHBC one?
The more I look into it, the more it seems like the builders might be struggling - nothing has been built despite advertising the development for 12 months, they aren't responding to my messages or enquiries which is a shame as it's such a nice area with the potential to be fantastic but I think it may just end up sitting as an empty plot of land!!

The warranty must be acceptable to your mortgage lender.

Don't know if the information is uptodate on the webpages, so best that you check with the lenders you intend to go with or a broker.0 -
Assuming the OP is getting a mortgage- he does not say.0

Yes would be looking to get a mortgage and it seems that most of the main lenders recognise this type of warranty but I'm still a bit unsure especially as my friend who's family have built homes for a living for 20+ years and if she says "don't touch with a barge pole" then I'm tempted to look elsewhere.
She ultimately has nothing to gain from giving her advice and it seems silly not to listen to it or at least give it a more thorough consideration!0 -

It may be that her family have always used NHBC, as they are the biggest/best known, so simply have a bias against other schemes.
Or they may have personal knowledge/experience of the other schemes (eg Checkmate) which justify their warning.0 -
Either take her advice and walk away, or ask her why.

I think it's a bit of both. As builders, they would only use NHBC or Zurich but she also asked around for information on this other company and there was very little information. The only formed at the end of 2009 apparently and there is little if any information on claim resolution.
It appears that they are only selling an insurance company provided by someone else and have very little net worth themselves.
Her feeling is that the NHBC build standards are the benchmark and there is no evidence that this other company carries out these levels of inspections - there is no evidence that they don't either but I think I'd want to know a bit more and have feedback from people who do have homes covered under this type of warranty.0 -
Try claiming succesfully thorugh any of these warranty providers..
They are mostly all insurance backed, but ultimately - will the house be signed off by local authority or independant building control?0 -

You seem to have formed a view and made a decision...0 -
"don't touch with a barge pole"
Maybe your friend feels you should be buying one of their houses which is making the advice a bit biased?!
PS. it isn't helpful to multiple post about the same subject.

Well what exactly are you asking us here?
You seem to have formed a view and made a decision...
From my original post y
"though I'd ask if anyone else had heard of them or has a property that is covered by their warranty rather than the NHBC one?"
I think that's quite a clear question is it not?0
