I am scared to move house, however it is getting to that time ...

Having bought a house 10 years ago as a single person, I feel that my neighbourhood is slow detoriating now, I want to move out, before it gets beyond the point of no return.

I now have a partner for about 7 years now, I am the man and she is the woman, she has been begging me move out. I am also the breadwinner and the house belongs to me. I want to move within one year today. We are looking for peace and quiet and no noisy neighbours. No swearing of mates in the back garden etc, etc

What is the best way to do to start?

Is it better to be out of a chain or in a chain?
Is it better to sell first and then buy?
How do you deal with the emotional pain?
What are the common pitfalls and where are the greatest achievements?

I would like advice from some one , or couple who done this all before.

    Hi, I could write a book, as I'm sure many others could too! In a nutshell, go for it. If you feel so strongly about moving, just do it. Put your house on the market, sell and move into rental property. Then buy your next home. This is what we will do within the next 2-3 years. We had a bad experience, a couple of years ago, selling our home. This has convinced us that we will sell, rent and buy. Also, we will sell our house ourselves, no estate agents as we learn't enough about what they do! No doubt others, on here, will offer differing advice and then you must decide which is the best route for you to go!

    What do you mean by the emotional pain?! Although moving house is stressful, you make it sound as if it is a far bigger deal than it is.

    Get some estate agents in to value your house, work out how much equity you might have, go to a mortgage broker with copies of your credit files and take it from there.

    Sell and then rent (but not for too long). You are in a far stronger position to then buy as you will be chain free.

    I moved last year after 22 years in the house I bought as a FTB. City was in a spiral of decline as white collar jobs disappeared and 'seekers' moved in - rarely heard English spoken in town. Moved 350 miles; yes, it was 'white flight', no shame in that.

    You may find that the only buyers are LLs, so selling prices will be based on the pcm rental.

    I know what you mean though, about non-Professionals, `white' van drivers that park outside your house with big trucks and claim that it is free country and that they pay their road taxes and do not care less about a women with two babies struggling with buggy and shopping. Dogs walkers not picking their dog's !!!!. Old bed mattresses being left out in the street, when they can organise the council to take it to the dump. Soddy Kids who throw sweet wrappers and kebab takeaways on a street. We could both go on ... with the state of Great Britain. All we both need is a site that addresses community values and rates that against geo-location. If there was such an imaginary web site, perhaps we'd all flock there and find those great community locations ... ;-)

    I reluctantly accepting that selling and renting for a short while before buying is the option.

    Has any one though ever bought a second property and paid two mortgages for 2-3 months? I guess I mean has anyone bought a next house with overlapping periods and obviously finances. I suppose you would have to be loaded with cash and saving or redundancy money to do it.

    I am new to this site; Why are Renting, Letting, House not separated into sub-forums?

    You might get better responses on the Mortgage forum. Bridging finance costs a fortune but if your income would support the two mortgages then it is an option.
  • Be warned though, noisy neighbours are everywhere! I live in a supposedly well to do area and the people just down the road from me (in a house worth about £600k) are so loud and swear such a lot we all want to murder them. You can hear them all up and down the dratted road.

    Are you saying that it is impossible to find a house with peace and country where there is a whatever cul-de-sac, collection of houses, terasse, street and road? yeah. it is toughie; the Batterbys are not just a soap opera; we all know that they are real people. (sigh)
  • I think utopia is getting harder and harder to find unless you live in the middle of nowhere (and that can still have its problems)

    THe higher up that ladder you go the more territorial people can get so be prepared for that also.

    I think we are all loosing our ability to cope as we are crammed into smaller and smaller spaces
