LEJC - I'm not a fan of the interior which isn't helping. Would certainly want to change the bathroom suite that's pictured, and redecorate most of the rooms you can see. Most look painted rather than wall-papered, so changing them is easy enough. So long as it's all clean and liveable for now we're happy to make cosmetic changes over time.
We are looking for a long-term (at least 10 years) house with this move, given the stamp duty bill on a purchase at this level. It has to be right in terms of size, location and layout (we're not after a building project). We're happy to do cosmetic work as the odds of finding something that's decorated exactly to our taste are low, but if we'd want to redecorate the whole place then we need to factor that into our finances and wouldn't want to buy something at the top end of our budget.
I agree that as we're looking long-term I don't mind paying a bit over what I think something is worth, but emphasis on "a bit".0 -
i offered 230k for a 250k property with bit of land on i told seller and e/a it was max i was paying as it was no bargain they laughed at me said they would get full asking price and my offer was a p1ss take. its back up this week with different e/a 200k ono so glad my offer got refused0

although it is bigger than the other 2, it does need a lot of updating. Personally I think it all looks a bit drab but I'm sure it could be sorted. Why not say to the EA that if it comes down to the level of ( work out the amount here yourself) then you would like to be contacted.
It looks nothing like the ones already on at 450k.

I think the decor is almost 70s, and what's with the ceilings all being artexed? The redecoration would cost a lot of money, awful fireplace etc. And is the bathroom carpeted? They've even got those old fashioned mat things people used to put round their toilet pans, how dated!0

Can't be many things more annoying than the right house on the market but the vendor and EA have valued it at more than you'd expect!
Having said that, if houses rarely do come on from this estate they probs thought it was worth a gamble.
The old adage applies "it's worth what someone pays for it".
What's it worth to you?
If it was me, and way over my budget, I wouldn't view. So disappointing when you fall in love with it with no chance of proceeding.0 -
i would let it go, at least for now, clearly not in a hurry to sell, if you view it and love it what are you going to do, chances are you would end up negotiating a price down to somewhere you're still not truly happy with or can't afford.0

If its that overpriced then it won't sell it for that much and you're just as well viewing and making an offer as if they've found somewhere they like they'll have to budge. Is there a proper valuation?0
