    You don't give your notice until you've exchanged because before then no one has committed to anything and you may not end up with a house (and you don't know when you're going to get it until you exchange).

    My partner and I both rent and are in the process of buying. Neither of use will give our notice in until contracts are signed as if it drops through then we will be in trouble.

    Annoying as it is with having to pay rent out for longer plus then having a mortgage I would rather do that then risk losing my current home.

    Do not give notice until contracts are exchanged, rather than just signed.

    You sign the contracts in advance of exchange, and things can still go pear-shaped after signing but before exchange.

    I have to give a months notice on rental also!
    Hopefully exchanging on Tuesday, will give notice then.

    We have requested 2 weeks between exchange and competition and luckily vendor has agreed.

    So that way only 2 week overlap which is good as gives time to move, and clean rental for end of tenancy clean.

    Be aware though that most tenancy agreements state you have to give a whole tenancy periods notice, which is between when you pay rent. This means you cannot give notice until day before your rent is due (or few days before if by post) so it's a whole rent period notice as opposed to 30 days from whenever.

    However my LL is very fortunately being flexible and allowing a calendar months notice which is lucky! Part of this reason is we have kept him up to date throughout the process.

    Sounds like you are right at beginning of process so I'd suggest that you speak to your LL soon and give informal advance warning, may stand you better in the long run.

    I'm a FTB and what I've learnt is that in order for solicitors to do anything or tell you anything you need to chase them! Don't be afraid to 'bother' them. I was ringing twice a week over the last few weeks.
    Good job I did as they sent a letter to say can you please pay for searches so we can do them. I didn't know I had to pay those in advance, thought I'd just get a bill at the end, as I paid £200 deposit.

    However the letter was sent to wrong address (rd instead of st) and took 10 days to arrive!! Luckily I rang them about something else and they said haven't you got our letter? I then paid for searches straightaway but local authority one took 3 weeks to come back, and they delayed in starting the searches by a week, so added a week to whole thing. Would have been more if I hadn't rung for an update.

    So don't be afraid to chase them up or ask what's happening, probably once a week at first, rising to twice a week when more things are happening.

    Sorry, but just need to clarify this point in bold.

    Tenancy periods are the relevant thing to refer to. Usually it coincides with the rent payment dates, but not always. A tenancy period starts the day after the expiry of a fixed term and is usually for a month.

    You have to give at least one month's notice which expires at the end of a tenancy period. You can give the notice at any point, but as you rightly say it will not expire until the end of the tenancy period. You do not have to wait until the end of the tenancy period to give notice and, if you do wait until then and give notice by post, you'll have missed the deadline.
