Insulation

Just seen a house that I quite like. It was built in 1934, does not have cavity walls. The exterior walls have been painted/sprayed with something by a company called Rockex HP. The roof has spray insulation on the undersides of the tiles.

I've seen enough on the web to know that the spray insulation in the roof might cause problems. Have no idea about the exterior wall stuff, except that it sounds like a waste of money.

Do either of these sound serious enough to think twice about making an offer? I quite like the house. Not ecstatic about it, but it does tick several boxes. There is work that needs doing but nothing drastic.

For peace of mind it depends what guarantee is issued with the work and is it insurance backed? Is the work approved by Building Control at the local council? Is the work covered by a BBA Certificate or anything similar? Who has overseen the work and signed it off for quality control purposes?

The list goes on for both the wall insulation and the roof spraying

Ultimately it is your decision, but this is an area awash with fraudsters, cowboys and snake oil salesmen.

I basically agree with the above - but in the interests of balance, try to distinguish with whether these two treatments

* actually do harm/cause damage or
* just make little improvement (so are just a rather pointless waste of money

Thanks - what I am concerned about is whether the treatments cause harm, either now or in the future. If the owner wasted his money that's his problem, not mine!

I am trying to decide between two very different properties, and it isn't easy.
