    Thanks Shogun and Ras, that thought has gone through my mind too and I remember the surveyors were measuring up some years ago though nothing came of it. P'raps that's why they decided not to turf it all over - then it could have been classed as an extension of the lawn/garden and if so, then part of my TA. As veg plots (separate from garden), with no rent being paid for them and them arguing they're NOT part of TA, they could develop perhaps.

    And if none of that works, plant some hideously invasive herbs (mint, catnip - that's always a fun one... - nettles, echinacea, curry plants, cleavers, dandelions spring to mind). I just hope the parasitic class of sub-human that is the modern private landlord gets their come-uppance some day en masse.

    Is that Old School like those guys in 'The Road to Wigan Pier' or Old School like Peter Rackman?

    I'm "Old School" in the original sense, namely :-

    A) ... I try to treat everybody else as I would like to be Treated.
    &
    B) ... Anybody who invokes my wrath should beware of my vengeance (aka "an eye for an eye" syndrome) ;)

    By the way ... That landlord's correct name was Peter Rachman.

    Actually I do think you have rights but you need to be able to prove them i.e. the land was included in your tenancy agreement. So if there are any other sitting tenants you need to co-ordinate your efforts.

    The landlord is storing up trouble from themselves then with either you or the people they are allowing to use the land for free. They should never give access to the land for free to anyone and should charge rent even if it's a token amount.

    Go get legal advice, Keep reporting any strangers to your local police station and get organised but most importantly keep us updated on what happens.

    I had a laugh about two years back reading an ongoing story in the local news about a landlord who wanted a sitting tenant out so they could redevelop the entire house into a block of luxury flats. The tenant refused to move even when the landlord found them a luxury apartment in an exclusive location for the same rent so the landlord had to take the tenant to court. Unfortuntely I moved before I find out what happened at the end. The area this occured is one of the wealthy areas of London where any Victorian/Edwardian detached house is knocked down and turned into a 6-8 luxury flats with parking. So there are no gardens and no families can live in the area. (This is the real reason the tenant refused to move. )
    I'm not cynical I'm realistic :p
