Buying 2nd property

I have mortgage on my own flat which I live in with my girlfriend but we are looking to buy a house soon. We would like to keep flat and rent it out as would lose money if selling just now. How easy is this to do?
Current flat paid £81,000 but valued at £75,000 now, £60,000 outstanding on mortgage. New property will be between £110,000-£140,000 probably and we have £30,000 potentially as deposit for new place or to use wherever makes deal best. I earn £35,000 and girlfriend £25,000. Any advice greatly appreciated.
