Large extension 100sqm. quantity surveyor ?

We hope to have a basic side extension which overall is 100sqm.
(Double side extension of a garage and utility with bedroom above and then a single lounge behind it.

Some builders we have contacted have said they will work it out per sqm meters and one other says he gets his own QS to help him quote.

Would it be worth us getting a quantity surveyor to price the materials and then asking for quotes.

We have got a quote from a builders merchant for all materials and that came to £38k inc vat.

    If you are getting builders in to undertake the work their quotes would be be binding. Whether they use a quantity surveyor is up to them.

    If you are looking for a budget figure the easiest way is to ask the builders you are going to seek tenders from for a budget figure. This would not cost you anything.

    I cannot see any benefit in you paying a quantity surveyor, but it is your call.

    For an alternative type of quote the merchants such as Travis Perkins and Jewson will produce budget figures based on their material prices plus labour costs. You may pay a nominal fee for this, but this may be refunded when some materials are ordered through them. In reality, an element of this is down to your negotiating skills. It is an avenue to explore at little cost and no risk.

    The merchants may also have self build representatives that you can tap into for advice. IIRR Jewson are moving back into this, having be absent from it for a number of years. Wolseley Build Centre were good at this. They were taken over by Jewson and the self build staff disposed of, or moved sidewards or... Now Jewson are trying to set up from scratch. Madness, IMHO, and I do not rate Jewson as a merchant!
