non registered property

I know of a derelict cottage which has been empty for 20 years or more.
It is not registered with Land Registry and the local authority does not know who owns it.
Can I legally register it in my name and restore it to live in.
Can I insure against the remote possibility that after I have spent money restoring it somewhere down the line someone turns up with deeds and reclaims the property?

    I don't think it works like that. I think you have to live in it first for ten years or so, and if no-one claims it then you can register it.

    Our Practice Guide 5 explains the process of claiming adverse possession of unregistered land

    As WellKnownSid explains you cannot register anything in such circumstances until you have a valid claim to the land/property, namely that you have been in possession for a period of time as explained in the guide.

    You should also be aware of recent changes in the law around adverse possession of residential properties and I would recommend seeking legal advice before proceeding anyway.
