Hi, we're FTB in the process of buying a house. We have had a few issues already and have lost some confidence in our solicitor's competence.

They are now saying that they cannot raise the enquiries until they have had the results of the searches. We thought that the majority of the enquiries were not related to the searches. So are they correct? Do they have to wait to do the enquiries or can they do the majority of them before the searches come back?

    It appears they want to do all enquiries in one batch.

    Do enquiries always come about from the searches? Could they do all the standard enquiries and anything that came up from the building survey now and therefore hopefully save time further down the line.

    We're moving out of renting and have to take into account the end date of the tenancy (monthly rolling contract), if we miss our opportunity to exchange and therefore put in notice this month, we won't be in a position to complete until October. We have already suffered a month's delay due to the solicitors losing some of the documents. We are trying to speed up the process and were hoping that getting them to do what enquiries they can now may help with that.

    And then what happens when the vendors solicitor takes 28 days to come back to them.

    You can change conveyancer if you like but it will take longer. Unsure why you are getting het up about what they want and what they have to do.

    It's their business, they seem to work quite methodically instead of sending one batch of enquiries and then another and then another.

    Sending some enquiries now won't speed anything up if there are more after the searches, it would probably take longer to do it bit by bit, as by doing it in one go, all enquiries should come back together.
