You must really like this house!We only had one house we really liked out of the 10 we viewed.Got gazumped on it,that fell through,came back to us,survey probs.Got sorted and we moved in 6 months ago and are really happy.So you never know you may still get it.0

We had our first viewing. It was out of our reach at that point by £10k but we went just to be nosey & in the event it'd come down. We didn't think (again - another mistake) they'd drop it as it was already at a £22k loss for them.
The mistake was not following it up sooner with another viewing for 'just in case purposes'. So that if it did drop into our range, we could act immediately.
Another mistake was working out a little late that affording to buy a house & run a house are 2 different things. This cost us a bit of time.
We're limited to 5pm Saturday slots really & this hurt us big time.
We could've still offered, but the advice (& sound advice i admit it was) was to bid AFTER a 2nd view. We was sure there'd be no major issues - there didn't seem to be any on our quick scan & it's only 11 years old anyway, but we listened to the advice & waited on our 2nd view. We were sniped with less than 24hours to go.
But yes, we've been looking for 7 months now & in that time this is the ONLY house that has ticked every box & had a garage too (bonus). The council tax band was higher than others (C instead ofand there's no unbundled broadband on the exchange, but those were the ONLY downsides. It had a garage & driveway that could handle 5-6 cars. Other areas we're looking at are struggling to take 2 - which we need.
It was in a small village in a very quiet cul de sac away from all the village idiots. Peace & quiet is what i want. We're now looking at having to move to the city.
We're going to 'hang on' a little to see if it comes back on the market, but if while hanging on some great house comes on the market then we'll obviously have to act.0 -

It all seems very crap. If EA2 are accepting offers then surely we should be able to offer through them, regardless. We're penalised by choosing the wrong EA in the first place basically.
But you have been introduced through EA1. If you were to have an offer accepted on the property, then fees would be payable to EA1. Hence why EA2 won't touch you with a bargepole.They deem him their worst enemy who tells them the truth. -- Plato0 -
EA2 have now pulled it from their website.
But in response to the above point - it all seems a bit silly really. If they are the rules then they are the rules, but it doesn't mean i agree with them for this reason...
It was up through 2 EAs. At no point was i contacted (obviously - i wouldn't be) & asked do you want to view this house by EA1. No. I found it on rightmove & decided i wanted to view it & (seemingly wrongly now) selected the EA that i did to view it through as i couldn't just walk up to the door myself.
With no paperwork being signed, why should i then be 'locked in' with them is my argument. I chose them, they didn't choose me. Someone should be able to choose whoever they wish. If the requirement was to view through an EA first then fair enough - let's have a viewing through EA2 before i offer through them, but it's not. You're tied to your first selection which IMO is wrong.
As what happens when 'your' EA doesn't return your contact to set up a viewing?
What happens when they don't turn up with the appropriate keys?
What happens when they tell you the viewing is on one day when it turns out it's on another?
Ah yes, it all builds towards you missing out on the house you want. So why when these things happen can't you say, right enough is enough, i'm trying EA2??
That's my rant over with. No point to it really as it seems thems the rules. I just think they're bloody stupid ones.0
