Taking a very long time!!

Hi, we had an offer accepted for a first floor flat in the first week of may, everything seemed to be going fine i sent everything i needed off to my Solicitors, we met the vendor who said he was looking for a quick exchange and completion. We are first time buyers and the flat is a renovated office, top floor and bottom floor, we are buying the top floor. No Chain at all.
Carpets and Tiles are to be finished upon exchange and the vendor even said we can start moving in before completion (did think this was strange...) after talking to the vendor for a while when we bumped into him on a viewing we thought that we would be in there by middle - end of June.
End of July and we are still no closer to exchanging and getting very very frustrated.

My solicitor has everything from me that i can give them, they have the contracts from vendors solicitors but are still waiting for Enquiries to be returned, lease agreement, building regs and something else which i cant remember.
I am told by the EA that the vendors solicitors received all enquires and were asked for everything outstanding on the 10th June but was not sent out to the vendor untill 13th July (Yes JULY).

Spoke to the EA again Tuesday last week, have been calling them every other day for the last month and a bit and they tell me that the vendor has sent everything back to his solicitors but still mine havent received anything :mad:

Have also spoken to the vendor a few times on the phone and he always tells me the same thing, hes sent everything back.

So im in a bit of a pickle as to what to do next, not knowing what is holding this up, if there's anything wrong and how to proceed myself and this is getting extremely stressful :(

Any advice would be greatly appreciated :D

    The vendor and the EA, who represents the vendor, need to speak to the vendor's solicitor. That appears to be the location of the blockage, if it's going in one end, but not coming out the other...

    The EA and my Solicitor are constantly chasing the vendors solicitor, they dont speak to them and never return their calls

    Use their EA too - they will be keen to get this resolved! Let them chase the vendor who can in turn chase their solicitor. If you let them know you're getting peed off, they will try and keep you sweet.

    Don't forget, the average purchase takes 3 months - longer for flats generally. You're still kind of doing okay. Everyone wants a quick transaction and people make all sorts of promises and claims at the beginning, but it rarely turns out that way...

    The EA tells me that they have been chasing this aswel as in their words they dont get their commission unless its sold. They appear to be getting peed of aswel, EA has said to me that they know the vendor is laid back and the solicitors are useless (last time they had them on their books it took over 4 months to get anywhere) just feel like im in limbo and its starting to stress me and the girlfriend out a lot
