    Have a look to see what houses in the street have gone for - you can also check similar properties in nearby streets.

    Sold properties within 1/4 mile are only a few but between 158 and 167. This house last sold in 2007 for 165 So is will be the figure in the vendors mind they are already discounting (in their head)

    Without knowing the area or differences in streets etc I would be offering low 150's as a starting point. Max is up to you how much do you think it's worth and how long are you going to be there.

    It's difficult and recent sales very few and go back many yrs, if it sold for 165k in the peak (2007) surely they would be up for negotiation?

    Yes but this often isn't all about logic this is about someone admitting they did not make a good investment in 2007, your offer will tell them just how much of a bad investment. It's just something to consider when you are making an offer, shouldn't change what you pay but might change how much the are willing to accept
