House buying hiccups :(

Hi All,
this may have been brought up before but ive read so many different things today im just confused!
im buying my first house on my own (taken a while save the deposit!), the first house i tried to buy the valuation survey came back requesting structural due to suspected subsidence..called it off right there.
This house has gone through nicely, and today was completion doc signing time, going through the solicitors questions "has it got an extension" yes it does. "oh"..worst thing to hear!
This extension is over 12 years (predates owners), less than 3m out and single story. the solicitors cant find building reg cert either, theyre suggesting that the original owners who had the extension knew they didnt need planning but wernt aware of needing building regs cert. The extension is in excellent condition now, but im not sure what to do! everything is signed now but not dated and wont be until the solicitor gets the go ahead from me based on if i am fine to go ahead.

How did it get to completion without this being checked earlier? We had a similar issue with our purchase and we had the vendors obtain a regularisation certificate. It delayed the purchase by over 8 weeks and they had to do works to bring things up to scratch. Not sure how you can be sure the extension is in excellent condition - it may look OK from the exterior but you don't know what is going on under the surface.
If however you are convinced it is OK. indemnity insurance is the other option but it only protects you in the event the Council take action. It doesn't protect you against shoddy works.0 -
Would add that the vendors didn't need planning permission but we had that checked with the Council - we didn't take the vendors' word for it.0

i dont think it has got to completion, OP has simply called into solicitors to sign in prep for exchange....'tis the way I interpreted it anyway, so yes it shouldnt have got that far, on the other hand, the solicitor wont know unless they are told0

I think our surveyor asked us whether there had been any extensions but our solicitor also asked us via correspondence0

you got it! was only asked when signing in prep for exchange in passing otherwise the extension would have gone un-noticed! never mentioned in survey either strangely, quite clear its an extension too on the rear. Only problem is its about 15 years+ old! indemnity insurance has been requested from the sellers. one hurdle after the next! looked into the regulation request, form seems a bit un-fillable with the info we have on the extension. ah dear :wall::wall:0 -
You mention the B Regs form; has anyone already contacted the council specifically about the extension? (If not, don't!)0
