  • To me that's logical. Its just down to a numbers game.

    Its "whattheheck" territory to most of us, but then I can see that many people will just want to "take the easy way out" and just study in detail those properties that "come into view" at first glance.

    After a while it must get totally b...or...ing to those that have studied the market for many months (as some buyers in some areas of the country are still doing at present).

    I've paid 1% for my past couple of moves. I could have got it lower if I'd put a bit more effort in, but was happy with the 1% as I've used the ea before & they always seem to have a long list of potential buyers on their list & have achieved quick & problem free sales for me.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    1%+VAT with 6 week contract.

    Although we negotiated a sliding scale we if sold at less than asking price (minimum ~0.8% ).
  • Forgot that one too...ie I literally don't have ANY tie-in contract at all with my EA (another benefit compared to most). If I want to leave, then I leave and all I have to do is give them one week's notice and I'm off.

    I tend to think that will keep them on their toes...as I could just "ship out" at any time (even if they have put in loads of work to get my buyer in place and getting on with it). Therefore they might as well put in however much work is required to "get the job done" in full, rather than skive off out of it by doing a less than enthusiastic job.

    To date = they've put in quite a lot of work and wouldn't get paid a penny of their money for it if they didn't get me all the way to Exchange of Contracts time with the buyer they found for me. Rather an incentive to make sure that they keep at it until then I reckon.

    I paid just under 0.1% -- with an online agent on a fixed fee.

    We were quoted 1.25% by one local EA, but our current Estate agent (A local chain of 12 or so branches) only charges 1% + VAT, and we've been very pleased with them so far. All except one very last minute viewing have been accompanied viewings and they have been very professional.

    We've been on the market for 6 weeks and had 14 or so viewers, 3 have come back for second views and currently negotiating with someone who has offered too low, but is thinking of upping her offer if we can complete quickly. 2 others may be coming back for second viewings this week - if we are still on the market ;)

    We are in a fairly buoyant market here though (Bristol)
