Loss of rent cover - separate from existing buildings cover

Hi,

I am about to become a private landlord and am looking to get loss of rent cover for the flat I am renting out. There is an existing buildings policy covering this and other flats in the converted property, but this does not include loss of rent cover so I need to arrange separately.

Does anyone know of an insurer who could provide this cover separately? Just to clarify, this is cover to protect against the risk of the flat being uninhabitable because of eg fire, flood etc, rather than non payment by tenants (known as rent guarantee cover).

    Landlords insurance is what you might be thinking of. You could probably get a decent deal through membership of a landlords association like the NLA or RLA. Plus the cost of membership can be offset against the rental-income for tax-purposes

    Every landlords Buildings policy I have ever seen includes loss of rent and/or alternative accomodation for the tenant if the property becomes uninhabitable as a result of an insured loss(fire etc).

    Compare premiums as usual, but then always read/compare the cover provided via the sample policy document. You'll find it in there.

    Thanks for the helpful responses.

    The difficulty I have is that the main buildings cover is for the whole house (which is divided into flats), and isn't a landlords policy. It permits renting but doesn't provide for loss of rent.

    Would a landlords policy cover loss of rent without the underlying buildings cover? I will certainly look into the membership stuff.

    Does it provide alternative accomodation?If so, what is the precise wording?

    If a fire burns the building down, and the insurer provides alternative accomodation for the 'occupants', then you'll still get your rent.
