Poor quality new roof from loft company - what can we do?

This isn't strictly a moneysaving issue, so I hope it is ok to post here....but I thought somebody might have experienced something similar.

We have just used a loft company to install a loft conversion. It is 95% finished, we still owe them the final 5% payment.

We are not happy with the roof - they replaced the whole roof, not just the loft bit. My husband reviewed it with their project manager a couple of weeks ago in order to 'sign it off' and there were issues:

• Overall quality of finish and alignment/unevenness of tiles on the front, back and side of the property
• Gaps in the finish on the side of the property (at the peak of the gable and below the single row of tiles at the bottom)
• Tiles stuck on with what looked like glue
• Detached guttering downpipe

The scary thing was that my husband asked to view it for sign off, if we had not asked they would have signed it off themselves...maybe with the issues outlined still there.

They sent a different roofer out to sort the issues and he even admitted that he wouldn't have carried out the work in that way etc.

Our adjoining neighbour is concerned about the quality too. Some of their roof tiles were dislodged during the build. The loft co did replace them but with different colour tiles which our neighbour didn't like. They also denied replacing the tiles only to later say they did etc. Our neighbour has had a different roofer look at the work, he commented that that poor cement work has been completed on the gully and where our houses adjoin.

Then this week during the storms we experienced water leaking into our 1st floor bedroom. We told them, they sent out the roofer who did the majority of the work to look at it. We were told his investigations were "inconclusive". My husband looked beyond the eaves storage and could see lots of water, so the roofer didn't do a very good job of investigating...

We don't have much faith in the quailty of the roof. Nor do we feel that they are taking our issues seriously. We feel like we want an independant surveyor to look at the quality of work but not sure if we can force them to pay for this, or if we pay for it, for them to act on the findings should they suggest the roof needs work...?

They have so far taken 5 weeks to carry out the final bits of snagging, we are concerned that once we have paid them the final payment it will be a struggle to get them to come around to sort out further roof issues if there are any.

Any suggestions as to what our next step should be? We need to go back to them to say we have found where the water is coming in.

    Don't pay them the final payment. Simple.

    Write to register your complaint formally but you must give them the opportunity to get it right.

    Give them two weeks to carry out remedial work or you will take the matter further don't say what at thie stage.
