    Well done.

If that was your only appeal point though then you've probably got lucky. Reading the assessment doesn't inspire confidence for other people to win on signage alone.

I think the assessor has bent over backwards to find against PCM here, which is great to read!

Well done and it helps to see a case won on signage issues again (like a case last week with PE at Fistral beach where the PPC produced daylight photos and yet the vehicle parked in the dark with unit signage!).

Can't understand the last sentence, though

Thus, on the balance of probabilities, I am minded to accept the
Appellant’s submission that there was insufficient signage displayed on the land.
Accordingly, I refuse this appeal. I need not decide on any further issues.

I wonder whether PCM will be smart enough to spot it and, if so, will they be ranting at POPLA some time soon?
Please note, we are not a legal advice forum. I personally don't get involved in critiquing court case Defences/Witness Statements, so unable to help on that front. Please don't ask. .

I provide only my personal opinion, it is not a legal opinion, it is simply a personal one. I am not a lawyer.
