Uh land in Durham and build in it or just buy a home already built?

Looking to move to Durham , near the main school which is a very pricey area, being looking at some houses 4-5 bedrooms but need prob another 50-60 grand spending on to do up so would probably end up spending around 400-425,000 in the long term, however if you had the chance to buy some land for around 275-295,000 and has planning permission attached to it and then get a home built for you say maybe a 4-5 bed 2 storey home which after reading on the Internet it would need around 150,000 for the build as well, however in the area where the land is the house would probably be worth more than we spent to build it, not too sure which way to go?

It's always better to self build, but getting the land is problem
some self builders spend 20-30 years trying to do that, so "If you just happen to have the opportunity" very rarely applies

We live not far from Durham in Chester-le-street, which isn't anywhere near those prices. What do you mean by "main school" there are quite a few including the new academy? We have looked at building in the past, and have actually self built in Northumberland, bits of land come up but rarely in the centre of Durham. If you did pick a bit up that was quite central you would be quite restricted on what you could build as it is a strict conservation area. Be careful which bit you pick if you don't want to be surrounded by students!;)0
