Hi guys,
I hope someone can help!
I own a detatched house and I need to put some new drain pipes in.
I have been restoring the house for the last year and have moved the kitchen around and need to install a new drain from the sink.
Originally I was going to fit a saniflo unit, but looking at it, I can get the fall I need on a pipe thus saving lots of money.
Anyway... the house has a walled garden. Here is a photo...

The wall is not attached to her property at all. However, I would need brief access to fit the pipe and for maintenance.
I need to take the pipe out through the wall of my kitchen, across the wall, then back through the wall in the garden where the drain is.
My question is... do I need her permission to do this? I know I need to ask her for access to install it but do I need any other permission?
There is a small gap, maybe 3 foot between my house and hers with no windows or anything like that so it wouldnt even be seen.
Anyways, thanks for any answers. We has a bit of a 'disagreement' with her a few weeks ago so if she does decide to be awkward (I will be asking nicely first) then I know where I stand.

It may be cheaper as an option, but in your shoes, I would pay a lot to avoid doing this.
You may get informal permission, but really, you would need the route for the pipe covered legally by an easement being added to the deeds. So £500 immediately. Of both properties. So that is £1000.
If yo don't do this, you risk the permission being revoked, with no comeback, leaving you in the position of having to do it how you planned originally.You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'0 -

your drawing makes no sense, are you saying the boundary is the side of your house ? if so where does the 3 foot gap come from ? if your drawing is correct then the pipe will be on her land so why should she give you permission cause i certainly wouldn'tI'm only here while I wait for Corrie to start.

I was not sure how things like this work. On one hand it is the side of my house so why shouldnt I be able to put what I want on it... on the other hand it is on her side so why should I be able to put things on it if you see what I mean, I can see if from both points of view so that is why I was asking.
Perhaps doing the pipe internally may be a better option after all.

To be honest irrespective of the neighbour issues running it internally through a utility room (which you are going to need to run a waste from anyway) and a pantry looks like it would be a better option.0 -

It would be no problem to run it internally I suppose. I thought outside would be better because that way I can fit rodding points on the long length so I can clean it if it gets blocked. But that would mean more access to her side which I wouldnt like to do to avoid bothering her when I dont need to.
Regarding who owns it... I believe it is her. My garden is walled on all side and the wall on the side where I want to run the pipe joins on to my house. The other side is the side of the other neighbours house, leaving me a gap. That neighbour has lots of pipes on the wall (it is a chip shop) which are in my garden, but I just assumed it is their wall so they can do it. I dont mind though, they do good fish and chips

Anyway, I dont want to upset anything so I will probably run it inside, I was just wondering how these things work and if it was possible. Seems it is more hassle than its worth.

I'd be more concerned about getting the correct fall on it than its routing because that's going to be the same issue whether its internal or external. I know you've said you can but I ain't convinced from what you've said so far. Then again I don't need to be I suppose.
