    I wouldn't have thought any discount would be due on houses near busy roads because most people have cars themselves and therefore obviously regard a degree of car noise and fumes as acceptable.

    Do not buy the house under any circumstances. As you've thought it was an issue and needed to mention it in a thread...



    ... you will be crazy to buy the house and then spend the rest of your lives - well, until you try to sell it - thinking "why didn't we buy a house with less outside noise?"

    Some people don't mind the noise from nearby busy roads but it seems clear you do have a problem with it - hence why you wanted feedback. I would avoid the property and find one in a quieter area. Why start out buying a place with something you don't want, a negative? Avoid the property at all cost!

    Traffic noise will never go away. It's not like buying a house with some need of renovation. You can't renovate traffic, you can't improve it. You'll be stuck with the noise for as long as you live in the home - could be decades. You got to think about that. Don't let your love for the property blind you to the fact the noise will NEVER go away.

    If that doesn't convince you, just buy some ear plugs. :D

    I agree...

    i know a few people who have houses near busy roads and no matter how lovely they have made their gardens, they aren't nice places to be as you can't relax and enjoy the beautiful environment, when all you hear is cars in the back ground, and trucks rumbling past.
    where we live, if you are outside on a nice day, all you hear is the sounds of nature and its lovely....

    Thats not to mention the loads of pollution you will be sucking through your system every year, which means higher potential for disease and illness, than had you not been exposed to such high levels.

    Up until the age of about 12 we lived in a lovely house that was right behind the A11 in Norwich. The traffic noise was not a problem as the road was elevated a lot above the back garden of the house.

    As a family I used to suffer with eczema, my dad and brother used to suffer with asthma and I seem to remember my hayfever being really bad.

    When we moved we went not far down the road but it was a good 1/2 mile away from the bypass and a lot quieter but as soon as we moved my eczema cleared up and my brothers and dads asthma settled down so they did not need inhalers.
    No solid proof there but personally I don't think I would live that close to a busy main road because I do think it used to effect our health.

    Living near a busy road always affects prices and limits your market when selling.

    You have noticed the noise and feel nervous about proceeding so when/if you needed to sell this house you will also encounter nervous buyers.

    You do get used to noise, I lived next door to a church that rang it's bells every Sunday and could sleep through them, but it's much more pleasant when you don't have to shut out noise.

    Hi All,

    We have found a nice house in village called Burley-in-Wharfedale but the house is close to dual carriageway (A65 Burley-in-Wharfedale Bypass)

    When we went the first time to view i didnt hear that much noise the windows were closed. But when i went the second time the windows were open you can hear the noise. and the garden you can hear the cars.

    The house prices in the area not effected if the houses close to the dual carriageway or not.

    I hope to get some help and opinion what people think. Is it healthy as we thinking to settle for quite long time in the area.

    I live in a house that about 100 yards from a dual carriageway (A10). Noise isn't an issue for us at all. We are however, screened from the road by a bank of trees and bushes. I love that we are not facing another row of houses and therefore are not overlooked.

    I totally agree that's why i liked the house because of the privacy and the big gardens.
  • It comes down to what sort of person you are rather than what sort of property it is. If you're sensitive to traffic noise then buying a property, even one you love, near a busy road would seem crazy. A very high chance you'll regret it. The noise could get you down.

    If the noise isn't an issue and you love the property then make an offer. :)

    Lovely area to live, just on the edge of the Dales.
    Hard for anyone else to say whether the noise will bother you.
    I probably wouldn't mind, myself, but others would.

    Depends what you mean by "edge of the Dales" - it's a good 30 min drive from them I'd say (I live not far away).

    Horse for courses - I wouldn't live near that road myself because of noise and fumes + possible adverse effects on health as someone else already mentioned - but it's how YOU feel, we don't have to live there! You could try parking nearby with a book and flask for a couple of hours at various times - rush hours, Fri & Mon eves of Bank Hols, Sunday afternoons, midnights, 5ams etc - and see how you feel after that.
