remortgage valuation very vague. advice please.

I am currently remortgaging a property with no outstanding mortgage.
I had the valuation completed through the bank (halifax) and got a copy of it today. I phoned them because it doesnt give an exact value. The valuation apparently is "houses in this street have sold between 75-95k recently." I could have told them this.
If this is indeed my valuation how much am i likely to be able to get a mortgage for?
My mortgage advisor is on holiday so cant even get the bank to advise me.
And even within his "valuation" the properties that have sold at the lower end of the scale were 2 bedroom ones that are at one end of the street- this is a 3 bedroom.
