right ive been thinking about buying my own little place for months now got more than needed for my deposit etc and other bits but dont know if to take the plunge its just as i want my own place and everything but scared something will go wrong help!!!

Exactly that. Scotland has its own rules & regs. Chains are far less likely to collapse!

No penalties for pulling out before exchange in E&W - hundreds of £s can be thrown away (got the tee-shirt!).
