Final Tenancy Inspection

Hi all

After successfully getting our mortgage and house bought, we move in next Wednesday, and cannot wait.

We currently rent our cottage, and wonder what we should expect in our final inspection?

Any tips welcome. House is being inspected this afternoon and is the cleanest I think it has ever been!

    Did you get an inventory at the start of your tenancy? If so, basically use that as your template. You need to return the place in the condition you took it on, less wear and tear. Have any evidence of ongoing issues / things you've reported during the ternancy and what happened.

    If there was no inventory then there's not much the LL can do in terms of how you've left the place.
  • Excellent, thanks very much. What I just realised on checking our initial letter that came when we moved in is that the LL kept both copies of the inventory.

    I am pretty confident the inspection will be absolutely fine, as we haven't removed anything from the property.

    Wear and tear - glad you mentioned that, as there are a few areas of that, however overall, we have left the property in a better condition that when we moved in!

    The description of the condition of the property (existing damage, state ofcleanliness etc) on the inventory is key, as well as evidence(eg receipts) of brand new items.

    Get hold of the inventory.

    Take photos.

    Did you pay a depsoit and is it protected?

    Yes, it is held in the safe deposits Scotland scheme. Interested to see how all this goes :)
