Going with a different EA - a bit cheeky?

    I know I'm pulling out part of your posts (and you may feel I'm misrepresenting your full posts)... but bear in mind that the vendor has signed legal contracts with these EAs.

    These kind of suggestions increase the likelihood of claims for double commission from the EAs - which might scupper a sale (or result in court action, if the EA finds out after completion).

    (And if you start involving the vendor in this deception with the intention of avoiding paying fees to one of the EAs, you might be getting dangerously close to conspiracy to defraud.)

    Oh, agreed. That's why I'm saying book through agent 1 again and put your offer in through agent 1. It's just the threat that agent 2 might become involved is probably enough to get a bit of flexibility from agent 1 (who is probably too damn bone-idle to do a viewing himself at a suitable time, thus peeing off both vendor and buyer).

    Even if agent 1 is in the process of being dumped, he'll still get his fee if the OP buys the house.

    Should the OP actually book a real viewing through agent 2 (and conceivably that'd be the only possible way of getting a viewing in certain cases), I'd thoroughly recommend being open & honest to both agents.
  • Well this has all been sorted (thankfully).

    Building up to viewing #1 we got in touch with EA#1 as at the time they were cheaper than EA#2 (now the same price). The responses from EA#1 were very slick - no delay at all. I can't take calls at work & my break times are not set, so it had to be done via email & everything was smooth.

    The same can't be said for now. I'd ask questions, they answered some of it, but not the rest. They then didn't respond to a further email.

    I get 2 very short breaks at work & 1 half hour dinner. By the time i've eaten it's time to get back, so if i'm on the phone for a while then i miss out on dinner.

    I contacted the wife, told her i'd not had a reply. She gets a full hour for dinner & so got straight on to the phone. She got the chap who'd been emailing me but hadn't responded for a while & booked in no problem for a Saturday coming up. If they'd just responded to my first email addressing the Saturday rather than the Sunday then we would've had it sorted.

    So thankfully we're booked in.



    As for why it's up through 2 EAs - here's the official response:
    The property is joint agency with the two of us as we are acting on behalf of a corporate company

    I'm told the owners have moved out.
