Adverse Possession?

Hi,
We have lived in our current property (rented) for 16 years and have looked after a piece of land next to the property since we moved in. (Mowed the lawn, weeded, shed etc)
Now the title number paperwork for the house we are renting the piece of land we have looked after is greyed out with diagonal lines running through it. Does this mean that the land is unregistered and that we can file for Adverse possession?
The house down the end of the street opposite has claimed the piece of land their end as it states on the paperwork, but not our end. Am i also right in thinking that the land has to be fenced off and secured off from the public for a claim to be successful?
We have the title number and other paperwork for the house we are in, but do not know the title number of the land so what forms are required and what are the current costs to register.

Have a read of our online FAQ regarding finding out if a piece of land is registered. You may be able to check online but in some cases the postal route is the better option if you need something official to use elsewhere.
Our Practice Guides 4 and 5 provide guidance on adverse possession requirements re registration. Once you know if the land is registered or not you can decide which is the right guide to read.
I should stress that the law around such matters is very complicated and once you have established whether the land is registered or not it would be wise to seek legal advice before proceeding.
For example understanding the issues around fencing and exclusive use as mentioned are relevant whilst the fact that you are a tenant rather than the owner of the property may come into play here.“Official Company Representative

Looked after doesn't count
The real owner has to have been physically excluded from using the property (and then you have to pass all the other tests)0 -

No one has been on the land apart from ourselves in 16 years and no listed owner has been found.0 -

If i read the land registry plan we have just received, it looks like there is a CB number but not sure if it is related to the land. The land is shaded on the LR map and is also marked as a "Easement for Gas Main'
We are not looking to build on there, just extend the garden.
(We have also just been accepted to purchase the house we rent next to the land under the Social Homebuy scheme)0 -
