    The Bristol market has gone mad in some specific areas. We had better not get into which specific areas as I may find you are our competition :). However to give you an example on one place, we were in a bidding war with another couple, they won as they were richer than us! Both couples being taken forward as serious prospects were FTB. The agent casually said they are some other offers but they are from people in chains and have been discounted because of this.

    We are (possibly as the deal may be falling through) buying somewhere that needs lots of work. This has thinned the field a lot. It is the last few weeks things have gone mad and noone can quite work out if it will pass or not. Making contact with all the agents helped a lot. Of course you may be in higher numbers territory than us, but I would not think you will get a look in for somewhere nicely done up in the lower price end of popular areas. If this is what you are looking for I would wait a while or look to go into rented.

    We are in Bristol too and tbh I didn't believe our EA when he said how quickly things were selling, but we had 3 offers on the first viewing day and were SSTC within 48 hours.

    It seems that stock is very low compared to last year and this might be one of the drivers. Especially for FTB houses like ours.

    Luckily we are buying a few miles outside Bristol and competition (and prices) are less fierce. :money:

    I think you have misunderstood the question. I'm quite aware of how trying to buy without a chain will change my position. The question is really about whether such extream action is needed or will the market sort itself out later in the year.

    None of us have a crystal ball so whether the market will "sort itself out" is an unknown.

    Waiting will likely lose you your buyer, and then you are back in the lap of the gods as to whether you find another buyer when, and if, the market does change.

    Sell, rent, and find your next house at leisure.

    More importantly what are your offers like in respect to the asking prices.
    If your offering to low then its to be expected getting knock backs.

    No one has a crystal ball but in some areas like Bristol there is evidence of pent up demand with low supply.

    the market around me is the same, there is no evidence that it is going to change!

    What would change it? Less demand, where will it go as there is nothing to buy. More supply, possible people will decide to sell if prices rise but most will have to move somewhere.
