We are completing on Thursday and we have to wait for seller to move their stuff out I presume on Thursday before we get keys.
What is the normally procedure on the day. Would you think we may get the keys late on in the day?

I didn't get my keys until about 3-4pm on the day of completion but i guess everyone is different!0

In theory they are supposed to be out by 12:00 or 13:00 (so that you can move in on the same day), but in practice there is little that you can do if they are 2-3 hours late0 -
We complete on Friday & as our buyer is the bottom of the chain I would hope that the completion will be done fairly early, but it is a Friday:(. Our removals are coming for 9am & they say we will be ready to leave by 11am. The contracts we have say that if we are not out & keys handed over by 1pm then we will be charged interest.0

We completed last Friday at 11am and got keys at 2pm.
If you are a FTB in theory you complete first so you should be early in the day, but if there is a problem then it can take longer - there is no way of telling when exactly you will complete. As soon as you complete the property is yours so technically the sellers must be out before then, but in practice people do get the keys a couple of hours later.0 -
Very often you won't get the keys until after 2pm. This is because solicitors for the most part are at lunch from 1-2pm & nothing much happens until they get back into the office & can confirm all the funds are where they should be.
When selling/buying most removal firms understand that because of completion, keys may well not be in possession until 2-3oc, so even if they do turn up early to load up your stuff onto the van, they could have a few hours to kill before getting the all clear to unload into your new property.
In spite of this, when I moved last year, the van came ridiculously early, before 9am & had everything loaded by 10.15am. I was moving locally so no long journey to have to make to my new home, so removal men & van were left kicking their heels until close to 2.45pm, when I finally got the keys.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0
