FTB- 5mths and still no closer to buying :(..did any buyers find what they wanted?

    I'm the opposite! Wouldn't want to live there far to many people and far too expensive! I like living with my garden backing onto fields with country walks and country villages :)

    Each to their own of course.

    we have been looking for 4 months , average 3 property's a week

    I didn't think we were looking for anything out the ordinary , dining kitchen, 2 double bedrooms, average or large garden

    found one house last week , had second viewing, going for 3rd viewing on Thursday with my brother who is a retired
    Structural Engineer , if he thinks its worth what we have in mind
    (which is lower than the vender wants) we will put a fair offer in
    but if its not we will walk away
    we have another 3 viewings set up for later in the week

    I must admit I am getting tired of looking at houses that look and sound great on RM or Zoopla but when we see them in the flesh they are nothing like ,and the discriptions are so way out its unbelievable

    It took us about 12 months of viewings to buy our first house, 3 attempted purchases. (one ended up not selling, one for less than we offered, and one for £1k more than our last offer, damn bidding war!)

    We did have a solid list of requirements, but held fast and found a place that ticked them all.

    stick fast, better to be renting and looking than stuck in a flat you dont like!

    I like to keep checking RM even though we are 70% there on our purchase , not sure why as there is no chance of pulling out really , but i`m interested to see that if we hadnt of found the one we have , we would still be absolutley no nearer finsing our home , nothings come up for ages , its not anything fancy we like either , just a 3 bed end of terrace !

    I would be worried about not being moved by xmas if we were still looking way things are here

    There will be something out there for you at some point, so just try to hang on & keep looking.

    My requirements last year when selling my house to downsize were exactly the same as yours, 2 double beds, ground floor etc, although my top budget was higher than yours.

    I was lucky as when what is now my present home came on the market, it had been rented out & owners who live abroad suddenly decided to sell. I knew I'd have to get in quick with an offer before somebody else snapped it up.

    Good luck in your search anyway.

    Took me about a year of RM searches, almost daily. Only actually viewed 5 or 6 in that time, and some of those were half-hearted. I still get alerts from RM on new properties being added, and haven't seen anything in the year since I bought that came close to what I got.

    Patience is a necessity.

    First started looking in Jan/Feb of this year, 2 bed terraced houses.

    Found something at the end of Feb (4th house we looked at), had the offer accepted straightaway, got everything in place pretty quickly. All going great guns until the vendor's solicitor started dragging their heels over building regs which were not forthcoming (and which, naively, I thought would have had to have been in place when the vendor bought less than 10 years ago...). This carried on for about 3 - 4 months with us pushing for the building regs issue to be resolved, and the vendor getting more and more cheesed off that we're dragging our heels(!). The indemnity insurance they eventually sorted out turned out not to be worth the paper it was written on and then the vendor started going into the estate agents flapping about 'prices shooting up' and demanding we sign contracts - despite the regs still not being sorted! They told the vendor flat out that ours was the best offer they'd get, FTBs, etc., etc. then the vendor decided they'd put the price up way over the stamp duty threshold - which was told to us via our conveyancer. :mad: The estate agents were, apparently, unaware of the price change and were none too impressed. Obviously we pulled out, citing adverse survey.

    So...we're down approximately 1 - 1.5k in fees, etc. and back to square one. The mortgage agreement runs out at the beginning of September so may have to kiss goodbye to that too. Still, we're trying to be philosophical about it all and that we probably had a lucky escape but the market is pretty slow where we are and agents are beginning to price upwards so it can be difficult to remain positive. I hear plenty about loony buyers with ridiculous demands but it cuts both ways - I guess we were just unlucky but trying to keep fingers crossed that we eventually a: find a place we like and can afford b: the vendor is a reasonable, sane person who does actually want to sell their house :rotfl:

    Wow for those of you who have 3 viewings a week I'm envious, if I'm lucky it's 3 a month but really I have to do all the chasing with agents, one of them call me but send me pointless emails of specs on flats which are way over my budget or don't tick my bosses. I've given up tbh, estate agents are all useless! Sorry but this is how I feel, after calling them on weekly basis it seems I do all the graft rather than they call me plus it's a case of me looking on RM or zoopla, I'm getting tired of these sites as same old same old places, ready to pull hair out. I think maybe I should take a time out and stop watching that kettle boil.

    don't be envious , its very depressing looking at houses that on paper should tick all your boxes only to find once you have viewed they don't come even close , we also get text messages , emails , phone calls from EA most are either out our price range or totally not suitable but we are open minded and any that sound close we book a viewing,

    OP keep an open mind , go look at something you might not have considered,

    after over 40 viewings we are going for a 3rd viewing on a house that originally I didn't think would suit us, it ticks about half of our original "must have" boxes and isn't even in an area we had considered but its got features I love and a garden to die for , not 100% sure but it is worth a 3rd look see
