Not enough credit details to pass check?

My daughter and her partner are trying to rent a house. The problem is that my daughter has just had a credit check returned to the rental agents from her bank saying they have insufficient information on her to credit check her? The letting agent is now looking at turning them down for the property. Her boyfriends check has come back fine.

She has been with the bank for 18 months, and before that she was with another high street bank for 6 years. She has no overdraft, no credit card and no debt. She has been working for 6 months and her salary is paid into her account at the end of every month.

Previously they rented a house for 2 years and left with a good reference. This landlord has now written to the present agent confirming they were good tenants, paid on time etc, but still the agent is dragging the whole procedure out.

She has produced bank statements, i.d. etc but it seems the agent is not happy.

Is there anything she can do to make them see that she is who she says, her credit is good and she should be allowed the tenancy? The agent keeps saying that they (daughter and boyfriend) are slowing things down and that they will have to look for other tenants if there are more delays!

The agents needs to tell her precisely what documentation that need to satisfy their requirements.

    We cant do that.

Sounds like they're not saying they don't have information as such, but that they can't actually check her for credit. Sometimes having no debt, credit card, overdraft, loans, etc can work against us as they have no way of checking how you manage credit/debt.

You could probably act as guarantor, or they might be able to pay say six months' rent up front. Either might be worth suggesting.

The bank have told her that as she has no o.d or cc her credit rating is not good.

She is livid that she is now being penalised for looking after her money properly!

I wondered about guarantor but my credit rating is pretty bad :embarasse

Ironically it's because your daughter has been good with her money that she doesn't have a "credit profile" because she doesn't owe anyone anything. TBH if the LA doesn't know that and doesn't have the sense to look at her bank statements and see that she is a good risk, she's probably better off going to someone more competent.
  • have they paid an application fee to the agent and will they refund this fee ??

I failed a credit check with a letting agent when i rented last year... my credit report is perfect bar 1 late payment in 2009.... i had actually just sold my house.
They wanted 6 months rent upfront which i paid and job was fine.

Can you not get a copy of your daughters credit report to show them it is fine? Rather than credit scoring, doing a credit check instead and looking at all the green/amber/red markers to see that it is actually fine?
