We viewed a house three days ago offered through Express. It had previously been listed at £330,000 in Sep 2012 with local EAs and then gradually reduced to £275,000 until the vendors switched to Express a month ago.
Currently at "offers in excess of" £260,000. Our budget is the SD threshold of course.
Then I searched on here and read all the bad news around Express, how the real price is much higher, unrealistic vendors, etc.
So this morning we put in our offer of £250,000 with a set of conditions (no more viewings, sold board to go up, etc.) along with selling ourselves (FTB, mortgage AIP, flexible, ready to move quickly). We also posted a copy directly to the vendors.
We figured it would be a long shot. Express emailed back saying they would pass the offer on. Hmm... no games about how it was too low, phantom bidders, etc?
Then an hour later - offer accepted! :beer:
So no negotiations, no hassle, nothing. :beer:

Congratulations - hope it works out for you.
Keep a close eye on RM and make sure property is taken off the market. I would also push this sale through as quickly as possible - be proactive with solicitors, surveyors, mortgage etcIt is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

This is good to hear as I have looked at a house on with express estate agency and had read some stories on here about wildly undervaluing a house and wanting well over the listed price.
I will only offer what i think it is worth, which is close, but lower than the advertised price. See what happens.0
