So you can just cover the rent from your Income!
what about the Gas,electric,water, broadband/home phone, insurance, FOOD, Items you may need to buy when you move in?
I have 2 boys at uni ( both 20) and have had to be a Guarantor for one.
The other problem I see is the fact that you fellow tenant is going on "housing benefit" now most Student Landlords do not like this at all.

Doesn't leave you much for food, cleaning materials, utilities, replacing light bulbs, fixing any damage you and your friend might cause (even if it's accidental).
These are the sort of things a LL or LA should be taking into account when deciding whether you are a good risk regarding affordability. It's not just whether you can scrape the rent together, but whether, if things are that tight, you are likely to default on the rent when another bill comes in.
Well, as for food, my parents have said they'd like me round a few nights a week for dinner and would give me some money for food and I get free meals where I work so that's not a problem. I've already got a good stock of cleaning goods and I've got a pack of four bulbs somewhere also. As for utilities, my housemate and I will be using the card meter thingy already installed, this way we can keep an eye on how much we'll be spending and not end up with massive bills without knowing it.
I'm just hoping they WILL take my student loans into account because I've worked out that minus food, rent, bills etc, I'll be around £150+ per month.
As for defaulting to pay another bill, I'd rather have a company angry at me than the LA, I'd rather keep the roof over my head, but I guess they can't take my word for it0 -
Also, as your housemate is not a student, that introduces Council Tax into the equation - and she will be responsible for 100% of 75% of it (and whatever extra she needs to pay if not in Scotland).0

From what you've just said, I definitely wouldn't see you as a good risk, sorry. Your finances are cutting it way too fine (and you haven't even mentioned college costs like books- if they still use those lol). There is no guarantee your friend will get or continue to get HB to cover her portion of the rent, so you could both be in the cr*p very quickly. And, once a tenant is in, it's a long and complicated process to get them out, even if they're not paying the rent. So if I were the LL I wouldn't be willing to take that risk. But your prospective LL might be feeling a bit more generous.0

She's also a student, but Level 3, she has circumstances (I won't go into it) which allows her to claim income support and housing benefit.0 -

Streets it is then, I've got no where to go, she's got no where to go.
But would they consider this; They want a deposit and a months rent in advance, so if we move in, say, early August, I wouldn't have to pay rent until early september, which is when my student finance comes through, and once that comes through, I'll have plenty of money to live one. As for my friend, she has a guarantor.0 -
My son is due his money from Student Finance on the 19th of September so how will you pay the rent on the 1/2/3 of September?
You just have to wait and see what the Landlord decides.

Does your college have a student welfare/accommodation officer? Have a word with them and explain your circumstances. They may have a list of LLs who would be understanding of your situation and be willing to take the risk.0

Is it a joint tenancy or separate tenancy agreements?
If it is a joint tenancy then your housemate's guarantor will be liable for the whole of the rent not just your housemate's rent (jointly and severally liable) Do they realise this?0 -
I would explain your circumstances. If its been up to let for 4 months the LL may use discretion. Depends on whether the LA passes on your info and asks them.:beer:0
