New Build Taylor Wimpy - Negotiation?

Hi all,
My partner and I are currently looking at buying our first house together and like the sounds of the 'Help to Buy' scheme. With that in mind, we've seen a nice house we are interested in with Taylor Wimpy.
The house is priced at £215,995 which doesn't include any extras, floor coverings etc. at all. The house will not be built and ready until the new year.
We'd like to take some of the extras; appliances, upgraded kitchen, ceramic flooring in bathrooms and kitchen, downlighters etc. but we are also keen to get the best price possible.
I wondered if you have any advice on firstly a realistic expectation on the price we will have to pay but also how to play this and the best ways to negotiate to ensure we get what we want at a good price?

I looked around 2 new builds at the weekend, on one site a friend has had an offer accepted she got £30K off a £265K new build. I was told I could get a £205K house for £180K by the person on site.

Where is the new build? What others get off the prices are irrelevant. Its all location, how fast they are selling, and what they are selling at.0

It's a big estate in Norwich called Queens Hills. There's loads of competition with Bovis on site and Hopkins round the corner selling houses currently.
These are the last 'phases' of a major 10-year development so I'm not sure what that means in terms of their ability to sell them.0 -
Looking at the sold prices of new builds in the area on right move, they are a few at the £205-£210 mark. Poetlythn drive. My guess is if they are the same house type, you will be looking at the same. I have just reserved with two in colchester and got 5k off,im not a bad negotiator. With help to buy helping them along, they know someone will buy eventually. apparently they don't need to discount as plots are selling well.0

That's funny, I'm thinking of buying on Queens Hills too.You must be looking at the Hunters Park development.

Don't just look at the government scheme, most developers offer similar schemes on better terms. However, mostly, the price is the price with these schemes. Good luck!0
