    I hate the smell of coffee and cant be the only one so how does that work for promoting your house? Also those horrible plug in things stick on the back of my throat. But generally I agree with you, but why people need to be told to clean their house is beyond me! (not having a go at the OP - just mean the people that need this advice)

    I agree with Niv on those horrible plug in things , and yes it should go without saying to clean your house , selling or not LOL

    the only thing I can see that will help to sell a property is to market it at a sensible price , why do sellers think all buyers are idiots ?

    yes its nice to walk into a pleasant atmosphere but do you really think the smell of fresh bread ( a smell that personally makes me feel sick )
    would prevent a prospective buyer from spotting that great big crack in the wall , or the damp patches

    Coffee would make my FiL run out of the house and not return.

    He vomits violently when he smells it - walking through town with him is not fun!

    As a serial mover who has moved many times over the years, I have never resorted to the enticing smells of baking bread & fresh coffee line of talk, nor of having fresh cut flowers for every viewing.

    My home has always been spotlessly clean though & very well maintained with up to date fittings etc. & has been decorated in colours & tones that make it feel as light, spacious & airy as possible. Thankfully this has been enough to sell my home within a very short time of it coming on the market.

    Rather than waste money on a supply of fresh flowers & coffee beans, it might better be spent on a can of paint instead. Strong or dark colours can have a negative effect on viewers by making rooms feel much smaller & really quite oppressive.

    Trying to present a home that a buyer feels they can move into & not feel they have to decorate etc. until they want to can go a long way to making a property seem more attractive than adding 'smells' ever can.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    repaint, de-clutter, de-personalise and make sure it is cleaned & aired.

    Unless it's a relatively new and characterless property, I totally disagree with the *repaint* concept. Period houses often suit strong/deep/bold colours and IMHO if a property is decorated both tastefully and expertly to start with it should not have to be repainted in magnolia/white in order to achieve a sale :p A quick (and perhaps even poorly applied) coat of paint in a neutral colour would never induce me to buy.......

    of course i was referring to repainting in the same colour... :D

    btw my period property has many white walls and ceilings, 'parchment' hallways and some strongly coloured 'feature' walls - so fairly modern in decor really :cool:

    Have to agree with people who advise to steer clear of strong smells. I hate the smell of coffee and would probably give the place a cursory viewing if there was a strong coffee smell.

    Our last home was quite tatty when we decided to move and really needed to be decluttered but because of its location and room sizes it sold to the first viewer for more than we hoped for.
