Questions to Ask before putting in an Offer

Hi,
I am just wandering if there is a list of questions to ask before putting in an offer, I am thinking about questions like, how much is the council tax, when was the boiler last serviced etc etc? Does anyone have a link maybe with a list of questions?
Or...should I wait until an offer is accepted as there is no point in finding out these things until there is an offer that is accepted?

    Section 13 on the 50 house buying tips on this website gives you about 20 questions or so! I found them very useful

    Council tax is something you check online VOA.

    My big question is what their position is for example have they already found somewhere, are they already living somewhere else etc? Depending on your position this may effect how you proceed.

    Is it a leasehold property? If so you definitely need to ask about the number of years remaining on the lease.

    if its leasehold- who is freeholder, how long has lease left? (the longer the better!), any managing agents??

    also- what 'apportionment' is due? (posh word, for share of service sharge, repairs etc)- does that include buildings insurance, common way lighting? heating? gardens? cleaning?

    is the ground rent / service charge up to date? how do you split any year end balancing surplus / charges?

    any major works been notified? roof repairs, etc.

    if dont get full answers to these, walk away!
    Long time away from MSE, been dealing real life stuff..

    Here is the list from somewhere on this forum. I had it saved on my pc

    Here are our top 20 searching questions to ask:

    How many viewings has it had?

    How many offers has it had?

    How long has it been on the market?

    Can I see electrical and gas installation checks/reports?

    How long is the lease (if it has one)?

    Have there been any neighbour disputes?

    Why are the vendors moving and are they sure they want to sell now?

    What renovations have been done?

    How old is the boiler and when was it last inspected?

    When was it last rewired?

    Where are the vendors moving to - is there a chain?

    If a flat, how much are service charges and ground rent? (Read more on charges.)

    Who lives upstairs/downstairs/next door?

    How long has the seller lived there?

    What's included in the sale? White goods? Curtains? Wood burner?

    Are there any parking issues?

    If there's a real fire, is it safe to use?

    Have there been any subsidence problems?

    What's the council tax band? (Also check this yourself.)

    Has anyone ever been murdered here? (Google the address too.)
