It appears your contract is with the agency, and they sub-contracted to the inventory company.
I would send your letter to the agency with a copy to the inventory company.
Your letter should not ask for a reduced figure, it should state that you intend to pay a reduced figure, due to sub-standard service.0 -
I have literally just walked back in from doing a handover on a flat they have been in over two and a half years it needs a paint nothing too much which is wear and tear it has a small hole in a stud wall where one of the door handles has gone through it once again a bit of filler I class as wear and tear The things i did speak with them about as it always seems to be is cleaning oven not good enough shower screen and tray once again carpets not cleaned .!
As a private tenant myself, I am wondering how much you would take from a tenants deposit for not cleaning a shower screen or hoovering the carpets ??
I would expect these things to be all part and parcel of renting out a property and to charge a tenant of 2 years for such trivial everyday tasks is beyond me.0 -

I believe the inventory should show a good representation of the house and its contents etc,and as such paid for the professional sevices of a company to conduct this...however when it turns out that the report produced contains information that suggests there is laminate flooring in a room where it is carpeted...thats just a step too far for me....I certainly wouldnt feel comfortable about using that document for a check in,or expecting tenants to spend time going round correcting the document.
I have spoken to the company this morning and as someone kindly suggested here I didnt ask for a reduction but told them I was not intending to pay the full sum...that bill has now been reduced by 50 %in S 38 T 2 F 50

How right you are
As a new LL you presumably want to present a professional attitude to your tenants.
and they too, will not look kindly at an inventory that is obviously wrong - they will think that someone is trying to pull a fast one0 -
why don't you do the inventory yourself, you know your property much more than anyone else would. it's only a list on a few pieces of paper. what's professional about that.0

As a tenant, why would you expect the LL do do basic cleaning tasks for you? If you cannot be bothered to do sufficient cleaning to return the property to the state you received it then you will rightly be charged for the cost of someone doing it for you.0 -

I agree, but I wanted to know what amount a LL would take or claim from the tenants deposit for cleaning a shower screen and hovering the carpets.
I didn't say I cannot be bothered to do it myself. I said it was such a trivial task and signs of someone using a shower or carpet would not be unusual for a tenant of 2 years.0
