    I am somewhat confused.

    You have legal advice from a solicitor who has had sight of the full documents and history.

    What more do you need from us on here, who have not had sight of the full documents and history?

    Plus you still have not told us what outcome you are seeking to achieve...
    Avoid paying commission?
    Refund? ( If so how much do you think you have "lost")
    Compensation?
    ... or what?

    I see what you mean, but if you refer to the final paragraph in my OP, I can't get the agent to address the point in question.

    I just wondered if anyone had had similar problems, and if so how they dealt with it.

    The legal advice so far received has consisted of one session at a weekly drop-in session run by an advice centre, and a quick phone call to someone (number found through MIND) who does not have all the documentation in front of them.

    You have said "so I am entitled to a full refund of monies paid upfront." ... but you have not said how much that was, how much if any they have offered to return on cancellation and therefore how much you are seeking redress for.

    You have also said "Also that the agency has no claim to any commission in the future from a sale resulting from someone introduced by them to my property." ... but you have not said if this is likely; did they introduce any purchasers and are any of them actually likely to proceed to offer?

    Have you tried offering to accept the agents cancellation on condition that you receive a refund and they have no ongoing rights to commission? ... rather than keep poking them with the big stick of a misrepresentation claim?

    What difference does it make exactly what sum was paid up front?

    My reasons for a refund and no feasible commission is on the grounds of a possibly void contract.

    I give up

    I came here for advice - not to be derided and have my valid points picked to pieces

    Well it makes a huge difference and since you cannot or will not put a number on it, no-one is going to be able to give you any of this advice you're so desperate for.
