Quote for new slate roof on terrace house.

Hi

Does this quote sound fair?

Terrace house new slate roof including the felt, scaffolding and skip in the NW of England

£2550 (this includes VAT)

They will reuse any slates they can and replace those that need it.

He says it will take 3/4 days.

Cheers.

Sounds not far of the mark to me.... we had our terraced house roof stripped, new felt, new battens and they had to replace about 250-300 slates in total.... cost us £2200 inc vat with scaffolding front/rear and removal of all rubbish..... we are NW based too...

Thanks for that. I had no idea how much these things should cost!

I dont like that comment. What happens if they reuse 98% of the tiles. It well then seem like alot of money for very little work. Its a statement open to abuse. Not to say they would but it would make life difficult to argue if things did not go to plan. I would get couple more quotes and just compare. They might give you an idea on how many actually do need replacing.

I cant see any real issue with the comment "They will reuse any slates they can and replace those that need it." - in my eyes they are working on replacing some slates and would guess from their experience as roofers they will have a fair idea of how many slates they will need to replace based on previous jobs they have done.

Im not a roofing expert but they are having to strip all the slates of the roof and if its anything like when we had our roof replaced (new battens, breathable membrane and slates - we were advised that they would be some replacement slates required - but im guessing most roofers cant say how many slates aren't going to be any good to be reused without taking them off the roof to see the true condition), i think that our roofers thought our slates were in better condition than some of them were hence why we needed more replacement slates than they originally priced for - but our roofers stuck to his original quote for replacing the front and rear roofs... he has just finished another job for us which included striping the kitchen/utility room room which is 18ft long by 10ft wide and replacing all the timbers and new concrete tiles fitted and repainted the gloss paintwork out the front and stonepainted and gloss painted all the back of the house and quoted us £700 for the full job!).

As I understand it (which might be wrong) slates can last over a hundred years. From what the roofer has said the wire nails that are fitting the existing slates have all corroded. This is why I've had slates falling off the roof the last 2 years.

Therefore the roofer is taking all the slates off. Reusing the ones that are fine but replacing all the wire nails.

He's been working on it for three days now and should finish tomorrow. It looks like he's doing a reasonable job.

The title of the topic is a little misleading , i wonder what the cost would actually be for a `new` roof complete with new slate tiles...?
