newbuy in 2014?

Morning all
Just after some thoughts and advice. So OH and I have been weighing up our options recently about buying our own place.
We have a largish deposit and have looked at a few houses in the area. We were looking at the newbuy scheme that is currently running but as there are no new builds in the area where we want to buy, we discounted it.
However I have just read that the newbuy scheme is extending to ALL new properties in 2014. What are peoples' thoughts on this? A farce? Waste of time?
Me and OH have been seen to a FA at our bank who has quoted us a larger APR as we have less than perfect credit histories
We both have secure jobs and a decent joint income.
any advice/thoughts most welcome, thank you ! x
