orangery quotes!

would like some help on getting an orangery built, nearly fell off my chair when the quote came through the door, and then i actually did when i realised it was not inc vat! £37k + vat I was kinda hoping for or expecting around £30k all in or just over..

it includes a list of whats included and whats not. How is the best way to work this out as best thing to do, ive had a couple of people come round and give me cheaper quotes but they are basically a conservatory with brick pillars, the rest is upvc ie you cannot walk on or have any roof area and i think inside they look totally different?

Is it worked out on total sqm? the space i need to use will have to have 1 large roof and 1 small roof, no need for removal of house walls just a door and a window out. 8m accross by 4m deep the main part, and the other small roof is a 6sqm corner section they are both joined together.

it includes bifolding doors across the long wall, and interior stud wall seperation, electrics, downlights, not flooring or decorating, foundation to 900mm but no piling, no outside work at all. Does it sound OTT?? feels it..

the other thing to consider is the reason im getting this is because i couldnt sell my house for the last year, i beleive it was priced to sell considering its location and how new everything was ie recent refurb, i didnt wanna drop it as i couldnt afford to, but i worry spending that much on an extension will just be throw away money as there is no way on earth it will add 45k to the value perhaps 10 or 20 at the most?

    What is your house roughly valued at ? seems strange to spend upwards of 30k to onu potentially add 10k value , wouldnt it be better to price it `to sell` and keep the 30k ?

    id say around 220k is realistic to sell price based on other properties around and what estate agents have told me.

    It has been for sale for a year though and not had any luck, so I thought extending it and staying was really the only option I had to get the size of house i need, obviously if i do sell and want a bigger house gonna cost me the 50k on top to get something bigger sized also.

    It does seem unrealistically priced (the orangery) based on the value of the house

    It's a complex 32 square metre extension. The Building Regulations will be quite onerous if you're having a lot of glass. If this is an all-in price, including specialist design with heat loss calculations (SAP cals) and a Building Regultions application fee, the it's a realistic price.

    If on the other hand it's a conservatory company who are trying to get you to believe that there's such a thing as an "orangery" that doesn't need Building Regulations approval then you're certainly being scammed. Conservatories are exempt from the Building Regulations - they have roofs which are at least 75% transparent or translucent.

    There has been no change to the Building Regulations to allow such a thing as a solid conservatory roof. We're now starting to see enforcement notices requiring their removal.

    hi, and thank you for your reply.

    Yes its including all the trips from the council for the right building regs and so on, they are not trying anything on from what i know apart from what i thought in the price but maybe im wrong.

    I have had another company that offered a similar size conservatory but orangery look, it had pillars at the corners but the rest including the roof was upvc, it did look nice and was half the price, just obviously the orangery was A LOT nicer.

    My neighbour who is a structural engineer reckons the cost will add to the value of the house by the same however cannot see it myself.

    So bottom line is the price seems ok? its slightly bigger than 32sqm the main section is 32sqm then there is another little square section of around 6-8sqm

    ive got 2 more people coming to give me quotes over the next 2 days so i will see what they say

    ive just had someone else round a national firm my mum noticed on the tv....the guy looked at the drawing and guessed the price that i was quoted first go, he said its all in the roof? atrium style roof on this building will cost 20k he reckons, so without that style of roof, same pretty much everything else, can shave 20k off the price? they have done the drawings and measurements, and will send me back a real quote, but their brochure and the style he showed me looked quite nice tbh..

    does that sound right with the atrium roof?
