Hi carolineb
You mention that the house is 23 years old - would you say the tree is significantly older than that? i.e. Was it a mature tree when the house was originally built.
If so, the foundations may have been designed to take account of the presence of the tree. (e.g. they may have used "pile and beam" foundations.) You may be able to inspect the original plans at the local planning department, to find out more.
This would mean that you don't have to worry too much about the tree roots.
