  • Second time buyers, 90% ltv. This has been a journey! 
    5th August - offer accepted - broker already in place to help with mortage application. 
    7th August - AIP, first attempt at application with HSBC.
    18th August - Still no luck with application. Find someone else. 
    21st August - Application placed with Metro Banking. Valuation paid. 
    28th August - HSBC now available for        application (if you had a AIP in place). Switch back to HSBC. 
    And here we are! 
    An update on my post above =)
    4th September - Informed by mortgage broker that valuation has been booked with the vendors. Unsure of date. 
    8th September - Full mortgage offer received by email in the PM and informed by solicitors they have received instructions! 
    It was a bumpy ride to start with but has flown by since application with HSBC! Shocked it's gone so smoothly! 
  • 07/08 - DIP from Natwest
    10/08 - Full application went in
    12/08 - Valuation instructed
    19/08 - Valuation completed - desktop valuation value higher than offer
    20/08 - Spoke to Natwest live chat - said they were waiting on payslip and bonus info. (not visible on tracker)
    21/08 - Broker sent the relevant information - all this information was already sent when the full application was made on 10/08.
    25/08 - Spoke to Natwest live chat - said they were waiting on payslip and bonus info again. (not visible on tracker)
    26/08 - Broker sent in latest Aug Payslip and Bonus details sent with letter of employer - cc'd me in the email.
    01/09 - Spoke to Natwest live chat - said they were waiting on payslip and bonus info yet again. (not visible on tracker) An email was sent to the broker on this day.
    02/09 - Broker says no such email is received. Requested me to wait a few days as the service levels show that the documents on 26/08 weren't probably reviewed.

    Have held myself back from contacting live chat or calling Natwest as that seems to be one of the reasons why this isn't progressing.

    Was so happy that the valuation was done fairly quickly but now the offer part is taking forever!

    Anything I can do to speed up the process? I have submitted literally every document with a strong supporting document to make sure the mortgage application is air tight.

    The application is on the basis of 80%-20% LTV.

    24th July - Applied for mortgage via broker  - application made to NatWest. Credit search showing on same day.
    27th July -  4 months payslips, 3 years SA302s, 4 months personal bank statements requested - sent to broker
    11th August - items above showing as being reviewed on NatWest online tracker
    12th August -  3 months business bank statements, and my contract of employment requested - sent to broker within an hour.
    13th August, online tracker shows valuation has been instructed
    14th shows "valuation report has been received and will contact you once this has been fully assessed"

    Since when I heard nothing until the tracker updated over the weekend showing confirmation of receipt of bank statements and employer reference (tracker has these showing as received today - 3 weeks after I sent them)

    Chased broker couple of times in the interim - apparently NatWest aren't taking phone calls so any contact with them has to be done by email.

    Phone call today from vendor estate agent just before 5 saying the vendor is threatening to put the house back on the market unless there is movement "soon" - broker was going to ring agent and also NatWest to try and get an update. Heard nothing back yet.

    Still no offer or otherwise - 45 days and counting, how much longer....

    NatWest are taking the Mick now. Iv appealed mine and the underwriting department has it since Friday, turn around is sposed to be 2 working days. Was declined due to affordability. 
    I need to know ASAP as I’m on 5th week too 
  • Halifax asked us to get an independent valuation done on a property that was a guarantor part of our mortgage (their algorythm got it very wrong) I've had the report back today so its now all been uploaded to them. Has anyone else had this situation? I'm so paranoid they are still going to say no even though this onsite visit confirms the true value!
  • I’m applying to West Brom via a broker. So far, so good.

    07/09 - DIP submitted 
    07/09 - Full application submitted
    08/09 - Application reviewed
    08/09 - Valuation instructed 

    Now it is just a waiting game. It’s going to be a long few weeks!

    We were declined by current provider so MA applied to halifax. DIP agreed so full application put in 26/8. We were told 8 working days (had to go to underwriter as husband self selfemployed) we were told we'd hear mon or early tues... but still waiting and estate agent is threatening to readvertise house at end of week. Incredibly stessed

    we just got an email from HSBC that they have approved our mortgage, subject to a satisfactory valuation, which is taking place this Friday. I am in total shock- I was convinced we would be rejected or be subject to a million more questions and scrutiny. 
     Amazing! Congratulations. Although now I'm bitter that we've heard nothing 😂
    Thank you so much and LOL. That is exactly how I was feeling everytime I read anyone else's happy update. I was like 20% happy and 80% bitter. I'm sure you will be next. Keeping everything crossed for you. When did you apply again? 

    On 10/8. I'm planning on giving it til Friday and then I'm going to want some actual updates from the broker, not just "everything is fine". Might call HSBC directly otherwise 🙈 hope your valuation is a success.
    You applied before me so yes definitely ring HSBC yourself. I did and asked where I was in the que and then contacted again to ask about valuation and again to ask if I had been allocated to an underwriter yet.  Think they were sick of me in the end. 
    Hi there, do you know whether the valuation is the final stage of the process with HSBC or we will still need to wait for another month following that? I am a bit confused whether HSBC does the underwriting before or after the valuation. Am trying to be patient. Our valuation has been pushed out and it means more waiting...

    I this this varies. We had our valuation done very early and others have had it as the last thing.

    I this this varies. We had our valuation done very early and others have had it as the last thing.
    Thanks for your response. Would we know whether this is the first or the last thing? But it looks like the earliest to even hope for an offer is about 4-5 weeks after the submission of the full application. In this case, we may have quite a while to wait. This is driving me crazy!
