Selling House: Electrical certificate?

We are in the process of moving house and the buyer's surveyor noted that the circuit breaker box had a recommended next inspection sticker dated 22/7/2013. The house was a new build 10 years ago and there has been no electrical modifications of any kind.

Am I under any obligation to have this checked? My father-in-law is an industrial electrician and reckons I'm not. I can find nothing on the internet that suggests any legal requirement.

Anyone had a similar issue and have an idea of the cost? I'm tempted to tell the seller they can have it checked before exchange of contracts, but at their cost. Afterall, it would be unreasonable to have the built-in appliances PAT tested at my expense. I'm already having the burglar alarm system serviced and had the boiler serviced a few weeks ago.

    10 years (or change of occupancy, whichever comes first) for the Periodic inspection and test of a privately owned domestic dwelling is a recommendation, not a legal obligation.

    It is stated in IET Guidance Note 3, which is based on the Wiring Regulations; BS 7671 (a non-statutory guidance document).
    "Part P" is not, and has never been, an accredited electrical qualification. It is a Building Regulation. No one can be "Part P qualified."

    If the buyer wants it inspected, tell them you will be happy to permit access to the electrician they appoint.

    The house we are buying has the original CU in , and was built in 1976 , i never even attempted getting them to have it inspected (and pay) as i want my man to do it as i know there is no vested interest , going in tomorrow morning so have all my fingers crossed
    Never, under any circumstances, take a sleeping pill and a laxative on the same night.
