How long before I start getting some viewings?!

Hi
My house has been up for sale for a month now. We started off with our own sign but got no interest so we are now with an estate agent. Pictures went up last week (Friday) and have still got no interest. House was valued at £153,000-157,000 and decided to put it on at £154,950. It's a detached 3 bed property -well maintained etc. Any ideas why we've got no viewings?!

It is still early days - especially if you've only just gone live online (Right Move/Zoopla or whatever) - and from the info you've provided it's hard for anyone to tell why you've not attracted any viewings.
If you're brave enough to post a link to your property - or give us an idea of the postcode etc so we can find it - you should get some helpful advice from forum members:D

If it's priced right and it's in an area people want to move to then the viewings will come.
We didn't get our first viewing till about 5 weeks after it was put on the market and that was through an EA with a listing on RM. We've just sold after 9 months. You'll need to have more patience I'm afraid! The viewings will come if the price is attractive to buyers!0 -
Summer is always very slow for sales.0

I was always led to believe that spring and summer are times of year when sales of houses are best.0

I'd say New Year, Easter, spring... but summer tends to be quiet.
As above, will the OP post a link? Is there a major compromise you can think of? (eg otorway/busy road, railway line, parking, pub next door, school opposite, obvious replacements needed like windows/roof, etc...)
What have similar nearby properties actually sold for.

To be honest if I didn't have any viewings within a week I'd be really concerned. Usually ea's have a list of people looking for a similar type of property in the area & these people are generally contacted before the listing even goes live their website & rightmove. Ea tends to phone the people about the property to see if they'd like to view. One of my properties once sold to the first of these listed viewers.
I sold a house last summer & had about 6 viewers that were on the mailing list come for a look within a week.
I suppose it depends on where you live though. I've always lived in London, both central & suburbs so properties never hang around for very long if priced sensibly.
Hopefully you'll get some interest soon, but if not it's best to rethink your price to attract people. Good luck. The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
With the weather as it currently is. House hunting can wait.....0

this is the most likely reason, we are looking to buy and have on average looked at 4 houses a week over the last 3 months but this last week I just can not be bothered,
I also think summer is a quiet time , with prospective buyers going on holiday, and those with family's have already bought ready to move before the new school term,
give it time its early days0
