Does the EA know that you know (of) the tenant?
I don't always sing an EA's praises, but they're not all daft. If they have found you a tenant who then says thanks but no thanks, and you say you're no longer letting your place out, they may well put 2 + 2 together.
How did you get the person's full name? Was it written on a contract, or did their place of work get brought up somehow? Trying to work out how you found out. We obviously all presumed you knew them through work/worked in same building from what you said.

I don't really understand the logical basis of why you would want to cut out the letting agent just because the prospective tenant works in the same company as you.
Like others, I first assumed that you were going to ask about potential problems. Then when I read it, I thought you were suggesting that since you were working with the person you maybe felt you knew them well enough to dispense with references and credit checks.
But then you say that it is a big company and you don't actually know them. So at best all you know is that they have an employer right now.
Why did you bother employing a letting agent if that is all your wanted to know?
This on top of the obvious moral issues of you employing an agent to find you a tenant and then when they do, you try to find ways of not paying them for it. Do you think that the letting agency won't notice you turning down a valid tenant and taking your property off their books?0 -
I don’t actually know the potential tenant. I know they work in my company – but we are not in the same building, and we won’t be. We are in different functions.
I don’t have a contract signed with the agency. Will they ever find out if I do the deal myself? Otherwise I have to pay them a % every month during the duration of the contract!
So what you are saying is you want a letting agency to find you a suitable tenant and then manage the letting yourself?
surely you went into a contract with the letting agent knowing that you need to pay them a %...and if you didnt realise this then I suspect you may not have read your contract carefully.frugal October...£41.82 of £40 food shopping spend for the 2 of us!

So, how to you know about this xx% every month?? From the terms & conditions they sent you which form part of the contract established between you & them. A contract does not have to be written or signed.....
I hold no brief to defend agents but even less to defend cheats & crooks... : You do know what sort of person you are, don't you???0 -
