Tenancy dispute whilst selling the house

Hi,
The brief background is i am a landlord who rented my house out thro a Letting Agent. Just before my last tenants moved in (6 months ago) i replaced all the carpets in the house at great expensive. These tenants have now left the property and ruined 4 of these carpets in the process.
Rightly so the Letting Agent has refused to return the deposit stating that they now need to go through the tenancy deposit dispute scheme to establish just if and how much of their deposit they should get.
Now while all this has been happening i have had an offer excepted for sale and contracts should be exchanged within the next two weeks.
Where do i now stand with this dispute, would this now be cancelled as i would no longer be the owner of the property or would it continue with me hopefully getting abit of money back for the ruined carpets?
